For Real Estate Agents

The buyer to call when a listing won't move.

60+ days on market. Price reductions that changed nothing. A seller who still needs their number. RED Sauce REI buys with cash or creative terms, closes on the seller's timeline — and your commission is protected in every offer we structure. Every time, in writing.

Why Agents Call Us

A stale listing isn't a dead listing.

When the only offers are lowballs and the seller won't budge, the problem usually isn't the property — it's that every buyer is saying the same thing: less money, in cash. We say something different: the seller's price, on terms. That's how listings other buyers walk away from get to the closing table.

💼 Your commission, protected

Written into the structure of every offer we make. Terms deal or cash deal, your side is part of the math from day one — never an afterthought, never negotiated away.

⚡ Fast, straight answers

Send the address and we run it through our in-house underwriting engine. You get a clear yes, no, or what-we'd-need — in days, not weeks. No stringing sellers along.

🤝 An easier seller conversation

"There's a buyer who can meet your price on terms" beats another price-reduction talk. We'll give you the exact framing, and we're happy to join the call.

How It Works

From stale listing to closing table.

1

Send us the listing

Address, asking price, and the seller's situation in a sentence. That's all we need to start.

2

We underwrite it

Every property runs through our underwriting engine before we say a number. If we make an offer, the math behind it is done.

3

Offer on terms — or cash

Seller financing, flexible timelines, creative structures built around what your seller actually needs. Commission included, in writing.

4

Close

We close on the seller's timeline. You get paid, the seller gets their number, the listing stops haunting your dashboard.

The listings we want: 60+ days on market · expired or about to · price-reduced with no traction · seller needs full price · unique or hard-to-finance properties · tired landlords · estates and situations where speed and certainty matter more than a bidding war.

Agent Questions, Answered

The things agents ask us first.

Is my commission really safe on a seller-finance deal?
Yes — and this is the question that matters most, so here's the straight answer: your commission is written into the purchase structure on every offer we make. It's typically paid at closing through title, exactly like a conventional deal. If a structure can't accommodate your full commission, we don't present that structure.
What does "buying on terms" actually mean?
Instead of one lump sum at a discount, the seller gets their price paid over time — seller financing, an installment structure, or another arrangement built around their situation. For the right seller (no urgent need for every dollar on day one, wants their full number, or wants monthly income), terms often beat any cash offer they'll ever see.
How fast will you give me an answer?
Days, not weeks. Every property goes through our underwriting engine before we respond, so when we come back to you it's a real answer: an offer, a no, or a short list of what we'd need to know. We don't sit on listings and we don't ghost agents.
What kinds of properties do you buy?
Single-family, small multi-family, and portfolios — on-market or off. Long days-on-market and hard-to-finance properties are our specialty, not our exception.
Do you actually close?
We only make offers our underwriting supports, which is exactly why we close the ones we make. We'd rather pass quickly than tie up your listing — your time and your seller's trust are worth more than a maybe.
